Preparing your home for a spring launch

In Austin, the strongest sales of the year happen between March and May. The work that gets you there starts in the autumn.

Austin's luxury market has a rhythm. Buyers relocating for work start looking in January, families want to close before the school year, and the hill country is at its greenest in April. Year after year, the homes that sell fastest and closest to asking launch between early March and mid-May.

What surprises many sellers is how early that spring launch really begins. The best-prepared homes are ready to photograph in February, which means the planning starts now.

October to December: decide and plan

Use the autumn to get a realistic valuation and a clear list of what is worth doing. Not every improvement pays back. In our experience, buyers at this level reward condition and presentation far more than they reward last-minute renovations they did not choose.

  • Commission a pre-listing inspection so there are no surprises in the option period.
  • Fix deferred maintenance: roof, HVAC servicing, foundation monitoring, gutters.
  • Repaint in warm, light neutrals where colours are personal or tired.
  • Plan landscaping now. Plants put in during November will be established by March.
  • Gather documents: survey, permits, warranties, HOA and utility records.
Buyers forgive an older kitchen. They do not forgive a home that feels neglected.

January and February: prepare and stage

This is when repairs finish and the presentation begins. Declutter properly, which usually means packing away a third of what is on display. Our designer will then stage key rooms to show scale and light, and to help buyers imagine how they would live there.

Schedule photography for a clear late-afternoon in February, when the light is soft and the live oaks are still full. Twilight film and drone footage should be captured on the same day, so everything feels like one coherent story.

March: the private preview

Before a home appears on the portals, we introduce it privately to our buyer network and to agents who have qualified clients in the price band. A week of private interest often sets the tone for the public launch, and in a competitive season it can create a deadline for offers on day one.

The short version: decide in the autumn, prepare in the winter, and launch in the spring with everything already done. Homes that arrive on the market finished sell faster, and they sell for more.

One last note on timing: if you are buying and selling at once, tell us early. We can line up a lease-back, a bridge loan introduction or an off-market search so that you are never forced to move twice.
